Nice Week of Home Sales in Stanford Ranch
5 homes closed last week in Stanford Ranch, Rocklin. This is a nice week for a market where homes aren’t moving very quickly. Part of it is that the market is over priced and the other part is that mortgages aren’t easy to get in this price range. That said, there are buyers closing homes in this area as we’ve seen.
Currently, there are 76 homes actively for sale and 22 homes in sale pending. Of the 76 homes on the market in this area, 58 are regular real estate or bank owned homes and 18 are short sales.

Homes for Sale – Stanford Ranch, Rocklin – 5/29 to 6/05

I expected that there would be more short sales coming on the market than regular real estate. The number of bank owned homes isn’t that much of a surprise as there have been fewer of them coming on the market recently.
There are some very good deals in the Stanford Ranch area right now and some not so good deals. There are many overpriced homes out there right now. The average numbers below point to that.
I have a buyer who is in escrow on a home in Stanford Ranch right now. The listing agent overpriced the home by $52,000! It was embarrassing for me when the appraisal came in that low. It was great for my clients as they got the home for much lower but what about the seller’s who were grossly misled as to what their home was worth? I know I wouldn’t want to be in their position.
8 homes came on the market for sale in Stanford Ranch, Rocklin. 6 are regular seller listings, mostly in the Springfield retirement community and 2 are short sales.

List price: $348,388 ( This number is considerably high. Since April 1, the average sales price of a home with these characteristics is $282,238. There is a big disparity between these two prices. This accounts for the lack of sales in the Stanford Ranch area. )
