It’s been reported time and again that there are large numbers of unsold yet vacant homes in the Sacramento real estate that, due to lender and state moritorium, haven’t come on the market. What will happen to those homes? When will they come on the market?

Well, No They Aren’t!
As I’ve said before, I get many real estate related questions every week from people who are trying to
sort out this market. Admittedly, it’s a very complex thing. Some markets are harder than others especially when you’re dealing with financial institutions.
Just a few short years ago, no one was worried about foreclosure, short sales, declining values or losing their incomes. The market was good, property was appreciating and everything looked very rosy. As Paul Harvey used to say, “now you (we) know the REST of the story”.
Things will get better, they always do. It’s the natural ebb and flow of life. I hope it happens sooner than later.

Find Out Where To Get The Biggest Bang For Your Buck!
The kitchen is probably one of the most popular rooms in the home to renovate. It makes sense, every meal is spent in the kitchen or the majority of them anyway. We probably spend more time in the kitchen than any other room in the house. (I couldn’t find stats on this but I’m sure it’s true.)
Over the years, the kitchen has been opened up to the family room and not isolated in it’s own space where the mess can be tactfully hidden.
That being the case, it’s even more necessary to have the kitchen looking up to date with the latest look and appliances. While we don’t need to do a kitchen renovation yearly, this would surely be for the truly insane, bringing your kitchen up to date helps add value tremendously.
Throughout my career the axiom has always been, “kitchen’s sell homes”. When a buyer has decided on a couple homes that will work for their needs, it’s often that the kitchen space that helps them make the final decision. Get this right and you’ve not only added value to your home but also functionality and efficiency to your life.

I was recently contacted by HGTV and asked if I might be interested in preparing a video with me in a home giving my opinion on where the biggest bang for the buck would be in renovating the kitchen. My mother in law, while a little resistant, agreed to let me use her kitchen as she has been after me for ideas on what to do to change the space in her kitchen. She has some great ideas, a very bright lady, that actually helped with my design thoughts about her space.
Her home was built in the mid to late 1990′s and is perfect for a cost effective change. I focused on what I always focus on for renovation and that’s cabinets, flooring and counter tops. I’ve found in my career that the “big 3″ make a big impact on the kitchen space. I hope you enjoy the video.
P.S. I didn’t mention this in the video but I do think some classy stainless steel, silver colored knobs on the cabinets or handles of the same ilk would really set off the color change and accent it beautifully. What do you think?
