2009 Rocklin Real Estate Sales Report – 95677
Steady Year for 95677
When looking at the numbers for the 95677 zip code of Rocklin, I don’t get that anything astounding happened in real estate in 2009.![]()
Prices fluctuated through the year as they always do as there is a stark contrast in a small area of higher priced homes and the lowest priced homes in the city of Rocklin. Homes in virtually every price point around $200K and above are available in this area of Rocklin.
Clover Valley has a mix of older and newer higher end, for Rocklin, homes but as you get closer to Highway 80, there are multi-family units and apartments as well as the downtown area. Get on the south side of Highway 80 and there are more mid range and higher end homes as you get closer to the college.
This presents a mix of results in the statistics as one $900K home sale in this zip code throws a wrench into the stats and gives the impression that sales prices fluctuate wildly. It’s just the nature of the area.
Average Home Sales Price 95677
The average sales price did bounce around quite a bit last year and I believe, based on my research,this is caused by the disparity in the home prices mentioned above.
December, however, did come in as the anomaly being the lowest sales price month of the year. That said, the 4th quarter as a whole fared much better in so far as the median home price is concerned but not as good a showing as the third quarter.
The median home price in 95677 was $264,900 for the fourth quarter and that is up from the first quarter at $254,500 but down from the 3rd quarter results of $290,000.
As you can see, there just hasn’t been a lot of movement in this area of Rocklin either way this year. When you average the median out over the course of all 4 quarters of the year, the number comes in at $268,600 which is reflective of the fourth quarter alone. Not much movement this year.
If there was movement this year, it was that the higher end homes lost value, the mid range priced homes stayed reasonably steady and the lower end may have appreciated slightly.
Home Sales Rocklin 95677
The number of homes sold per month was also relatively steady with the lowest number of homes sold in October at 12 and the highest month being September with 27 homes sold. The average homes sold per month over the course of the year was 19.5 so again, just a steady year of homes sales.
As the foreclosure crisis deepens due to the economy of the area changing drastically, communities like Rocklin and Roseville who have thus far been largely spared from what Sacramento has been through, could see a higher percentage of defaults, both strategic and otherwise, hit the community and continue to depress values.
