Roseville Real Estate Report – April
Sales Remain Strong In April
Sales of existing homes in Roseville remained consistent with March numbers in April at 126 homes sold
in Roseville. This is good news as sales in Sacramento County as a whole declined in April.
Because Roseville and Rocklin are differenet markets than Sacramento at the moment due to the foreclosure investment opportunities, I would expect this to be the case. There are a few unknowns about the real estate investment side of the Sacramento market right now and investors are a bit wary. With any luck, that should sort itself out in a month or so.
Sacramento and Placer Counties could see more homes for sale than normal in the coming months.

Standard Pacific and the City of Roseville Team Up
The City of Roseville and Standard Pacific have teamed up to provide special financing, with some income restrictions, to first time hombuyers. I got an email this week from Standard Pacific with one of their recent deals on a completed home talking about the advantages of the program.

The Lily is 3 bedrooms, 2.5 bathrooms and is 1319 square feet. The home qualifies for the First Time Homebuyer program with the City of Roseville. Click here for a info on this one.
The Iris
Here is where I can help you get a much better deal than where they have it priced. The Iris is 4 bedrooms, 2.5 baths at approximately 1500 square feet. They have one available for a quick close at $270K and with the builder paid 2-1 interest rate buy down, your first year payment can be as low as $1600 per month. Click here for the info on this one.
Rocklin Homes Sales – August
Rocklin Home Sales
Home sales in Rocklin decreased 16% from July of this year but increased 41% over August of last year. August is the second m month this year where sales have decreased slightly.
This has been largely due to the price correction over the last year and a half.
Overall, sales have increased dramatically over the year due to the increasing affordability in the region.

Rocklin Median Sales Price
The resulting increase in sales has been due to a corresponding decrease in values. As the graph shows, prices have come down dramatically over the last year. Rocklin has had a 25% decrease in the median sales price when comparing August 08 to August 07.
The homes in the Rocklin area have faired far better than other communities in the region and not as good as just a few. If you’re looking for homes in Rocklin, please contact me.
