What’s Up In Sun Valley Oaks, Roseville?

No Backyards?

8555-parkwood-way-morgan-creek-homes-rosevilleThe Morgan Creek area homes are some of the nicest, in so far as communities are concerned, in Roseville.  Majestic oak trees, homes surrounding the golf course and the amenities are very, very nice.

I remember how exclusive the community was when it first went in.  My wife had run into a patient of hers, a lender, who was purchasing out there for speculative reasons in 2004.  They purchased with the hope of selling in a couple years, making a pile of money and buying elsewhere.

Last weekend, I showed a home out there on Parkwood Way.  Beautiful home, lots of granite, great flooring and the front elevation is really beautiful.

Obviously, because it’s bank owned, the front is dry as a bone and brown.  The backyard wasmorgan-creek-homes-roseville the same and again expected.

What I didn’t anticipate was that the homes, which weren’t for sale and appeared occupied, on either side of this one don’t have backyards installed.

Not even a token plant that looks like it was put there intentionally.  Completely brown.  Tall weeds.  Out of the 7 backyards we could see, only 1 was properly landscaped.

With exception of a random palm tree, which is seen in the picture on the right, that was about it.

This community has association dues of about $130 per month.  The MLS says that it covers association management, common areas and the recreation facility.  What does the HOA do?

morgan-creek-homes-roseville-2Normally, the homeowners association will police this.  They would require homeowners to install landscaping within 60 days of the home being sold or something like that.

Del Webb communities require this and from these pictures, while a pain in the butt to the get it done in conjunction with moving, this might be a policy to be appreciated.

What must this do to the values in this community?  I don’t know, regardless of how nice this home is, if I would want to buy a home here.  Long term, not having backyards installed could hurt values.  I know my buyers were a little shocked by what they saw.

And they didn’t write an offer on this home either.

Now consider that this home sold for $705,000 in 2005.  It’s now on the market for $380,000, a sweet 46% discount from the original  purchase price.  I don’t know that even that discount would entice me to buy this home.  Maybe $340,000 would prompt me to make an offer.

And it’s still on the market as of this morning but it’s only been 7 days.     In my opinion not much or at worst, they don’t have a policy regarding backyard landscaping which hurts every homeowner in this community.
