Sun City Lincoln Hills 2010 Home Sales Summary
Del Webb Retains Value
Del Webb active adult communities are some of the finest, most well organized communities in the nation. They have everything available not to mention the benefit of being around located in incredible areas.
They have another thing that sets them apart from other similar type communities.
They retain their value very well.
Since the housing downturn began, Sun City Lincoln Hills homes have lost roughly 35% of their value while neighboring communities, Lincoln Crossing especially, have lost substantially more.
Living in a Del Webb community is very desirable.
Number of Homes for Sale vs. Homes Sold
Much like the rest of the region, the total number of homes for sale at Sun City Lincoln Hills steadily increased all of 2010. This puts downward pressure on sales prices as with many, many homes to choose from, buyers can be picky.
From January to December, the number of homes for sale increased over 37%. Had this report ended in October, that number would have been much higher.
The number of homes sold per month was very consistent all year.
Average Price Per Square Foot
The average price per square foot was essentially the same as in the beginning of the year with only a 1.5% drop in price per square foot. This is indicative of the region wide slowing of value loss.
Average Days to Sell
As well as the rest of the region, the average days to sell a home dropped. With banks being easier to work with on the short sale side and prices being lower than they have in years, in this community ever, the total days required to sell a home has come down over 52%. That is a significant decrease in the total number of days to sell.
Listing to Sold Price Percentages
Unlike some communities, there are many homeowners with equity in Sun City Lincoln Hills. Generally, sellers with equity tend to list their homes a bit high for the market hoping that a) someone will come in and offer them that price or b) come down when it doesn’t sell. This strategy is very risky in a declining market like we’ve been in for the past 3 to 4 years.
When you have a community where seller’s have equity, there tends to be a large differential between actively for sale home prices and sold home prices. In Sun City Lincoln Hills, there is a differential between the two but not so drastically far apart so like I’ve seen in other communities.
Overall, there has been a 3.7% drop in the average sold price in Sun City Lincoln Hills. Compared to other communities, that’s not bad.
Months Of Inventory
How many months of inventory is reflective on whether the market is in a sellers market or a buyers market. With inventory levels increasing and the sales pace slowing, we have been in a buyers market for the last 9 months or so. This trend toward a buyers market started to shift toward the last quarter of 2009.
Currently, there is 4.9 months of inventory at Sun City Lincoln Hills at the current pace of sales, up over 28% for the year. This chart is based on the months of inventory if the pace of closed sales continues. At the pace of pended sale properties, this number climbs up to 14.7 months of inventory. This is probably due to the seasonal slowdown in sales.

Oddly, not a single home newly on the market in Sun City Lincoln Hills is a short sale this week.
That in and of itself speaks to the ability of homes in Lincoln Hills to retain their market value in this incredible community.
The homes in the surrounding communities are valued far less than the homes inside this community.
The weather this summer has been mild in comparison and the golf courses are in great shape.

As often happens, the newest homes on the market tend to be slightly overpriced to the comparable sales in the area. This is understandable to a point as these homes were built with great care.

Just for comparison sake, the average sales price for a home in Rocklin like the average home sold in Sun City Lincoln Hills is $347,533 and in Roseville it’s $276,291. This is a testimony to the fact that buying a home in a Del Webb community retains it’s value than homes outside of a Del Webb community.

Del Webb communities, where ever they are, are very unique. They provide an active lifestyle known worldwide. I worked for Pulte Homes, Inc. who purchased the Del Webb brand at a community called Glenbrooke in Elk Grove. It was an amazing place to work.
