How Did Your Zip Code Fare In 2009?
Value Increases, Or Not!
In my last post, I researched that the average home sales price in Sacramento had increased by about 18% in 2009. That being the case, Sacramento is a larger city and I thought I’d run the numbers by zip code to see changes per individual zip.
These numbers are estimates but they are close based on information from Metrolist, Inc., the Realtor Multiple Listing Service serving the Sacramento region. These numbers a “generally” correct.
Search Criteria
The criteria I used was very simple. February was among the months with the lowest value in 2009 and December among the highest months. There are some zip codes where there weren’t any sales prices to compare due to the no homes being sold in that area because that area is predominately commercial or industrial.
I searched single family detached homes only. No condos or multi family properties. And the results are:

| 95826 | $198,967 | $190,663 | -4% |
| 95827 | $176,993 | $166,948 | -5.7% |
| 95828 | $139,437 | $145,827 | +4.5% |
| 95829 | $211,258 | $239,344 | +13.3% |

These calculations add up to about a 13% gain for 2009 for the zip codes of Sacramento. Not bad considering how tough the market is currently.
