Annual Event Draws Rocklin Kids

JohnsonSpringview Easter Egg 1My family goes to this event every year.  I think this might be the first time I’ve gone as his grandparents take him as part of their Easter ritual.  This year, they are in Guatemala so my wife and I took him.

It’s the sprint of Easter Egg hunts.  There isn’t any frivolity going on before the hunt you just show up and, well, hunt at high speed.

The Rocklin Fire Department ran the event and it started with a resounding siren from one of the ladder trucks, a kid favorite.

The weather had been ok most of the morning with a threat of rain but it had held off….until the siren blew!

The rain wasn’t really heavy just curious how it started as soon as the siren blew and the kids started looking for eggs.

Parking wasn’t much of a pain as I expected it to be.  A free city wide egg hunt?  I expected much more traffic than there was.JohnsonSpringview Easter Egg 2

It’s fun to watch the kids make a mad dash for eggs.  They had some eggs with numbers on them and those qualified for prizes, something my son didn’t get.  He fell, spilled the eggs he had and someone else picked them up.  To say he was disappointed is an understatement.

We brought him home, had our own egg hunt then a nerf gun war.  I’m pretty strict about not allowing him to point anything that looks like a gun at anyone for any reason but, as my wife aptly pointed out, they are designed for this purpose.

I happily started the fun and he ended up having a great Easter Sunday.

Roseville Home Sales Report

Roseville 95678 Zip Code

Sometimes from city to city, even though they share a common border, real estate reports can vary widely.  Even a 1/2 mile separation between neighborhoods can show dramatically different results.

Not this time.

Both Rocklin and Roseville are sharing similar trends in their respective real estate markets.

Homes For Sale, Sold and Pending Sale

In 95678, total number of homes for sale hasn’t gone down as quickly as in other areas but pending sales have gone up just as dramatically.  Pending sales have gone up over 48% from February and over 60% over the last 6 months.

Sales have correspondingly increased over 25% in 6 months.  The month over month stats are more striking but not unusual for this time of year.

Average Sales Price Declines

The average sales price all over the Rocklin and Roseville area is dropping.  Over the last 6 months, the average sales price has gone down over 15% in this zip code alone.  The median home price has gone down as well but not nearly as much as the average.

The average sales price, as you can see by the graph, does bounce around quite a bit.  Next month it could pop back up depending on what sells in any given zip code.

Total Number Of Homes For Sale Declines

There has been a dramatic drop off in the total number of homes available for sale across the Rocklin and Roseville real estate markets.  From February to March, the total number of homes for sale declined almost 55%.  That is a huge number is such a short period of time.

Even the decline over the last 6 months has been dramatic at 28%.

Who knows when the market will quit declining.  It makes me wonder where the bottom will be.  I think we’ll get there soon but I honestly don’t know and I think no one does.

From the looks of these reports, a 2% decline region wide looks like a good year!

Cities Where The Economy Is Getting Worse

Great, Just What We Needed To Read

Sacramento #7I’ve been sitting on this article for the better part of 2 weeks not wanting to publish it.  I didn’t see the point really.  I babble on and on about how things are tough enough on my own without help from a national publication. Smile

We’re better off than we were but things in the Sacramento region just aren’t great.  They won’t be for a while.

This isn’t new information to those who live here.

So leave it to Forbes magazine to throw a little gas on the smoldering flames!

An article in Forbes’ online magazine published last month, I hope you’ve already seen this, cites 15 cities where the local economy is not getting better as many areas of the country are now showing economic improvement.

The article is setup in pictures and I was scrolling through the pictures kind of wincing at every click of the mouse hoping that we would avoid the top 15.

It was like watching a train wreck coming, knowing it’s coming, not being able to do anything about it and having to watch it not being able to turn away all in slow motion!

As I clicked to advance the pictures, I was squinting and trying to turn away hoping we weren’t on the list!

I didn’t have to get too far down the list before the depression set in.  LOL

Numero 7

Sacramento came up #7 on a list of 15 cities.  From what I understand from several other sources, a 2% decline in home values region wide might be close to accurate but we really won’t know that until the end of the year or into the 1 quarter of next year.

I was sitting in the Rotary Club of Roseville’s meeting yesterday when a representative from SACTO, Sacramento Area Commerce and Trade Association, came in and was telling us why making a business move to our region was a good idea.

Man that is a hard sell..kind of like selling sand to someone who lives in the desert or water to someone who lives on a houseboat.

I’ve lived all over the state of California, overseas and in several other states in my life.  Crappy economy or not, there isn’t anywhere I’d rather live than here.

They Just Don’t Get Old!

Just a little attention to detail..somebody please!! LOL

One of the funny things about these is that Realtors/agents are taught to sell the marketing power they use to sell homes.  One of the first things you’d think to get right is a picture set that clearly represents the home to be sold.

Homes Sales Report – Rocklin 95765

Rocklin Real Estate Market Unsettled

Rocklin is an awesome place to live.  My family and I love living here.  And if you are thinking about moving to the area, Rocklin is a must see in the entire region ESPECIALLY if you’re coming from the Bay Area like we did.

That said, our real estate market here is very unsettled.  Surprise? No… The entire Sacramento region is unsettled both from an economic and housing perspective.

I’ve heard things are getting better.  As yet, with unemployment numbers going up and housing still losing value, I’m not seeing it.

More Of The Same

I feel like a broken record but this year has been a mixture of good and bad in the 95765 zip code of Rocklin.  This is true for the entire Rocklin/Roseville area.  However, sales have rebounded as I thought they must due to the high pending sale numbers, almost 8% March over February and pending sales are up well over 33% over the same time period.

Pending sales continue to climb region wide while the total number of homes for sale continues to decline.

Average Sales Price Continues Slide

Considering the above, it’s odd that the sales prices in the Rocklin and Roseville are still coming down.  Over the last 6 months, the average sales price in Rocklin 95765 has come down over 6%.  That is an enormous decline in such a short period of time.  While we’ve seen it before in this housing crisis, this late I expected to see a leveling off in values.

Month over month drops in the 12% range is startling to be sure but not a good indicator of true value.

Median Home Price Slides

The median home price in Rocklin 95765 has fallen as well moving over 9% downward since February.  While the 6 month number looks less striking, the rate of decline is very startling over a 3 month period with what looks like about a 13% drop in the median home price.

Homes Available For Sale

Generally when we get to this level of supply in housing, sellers are running the show but that still isn’t the case as the sales prices and median prices are still coming down.  1.8 months of inventory on the market is a very, very low number.  This should be driving competition through the roof but, although there are multiple offers on most homes out there, it’s not impossible to get a contract accepted if you’re writing is sensibly.

Thinking of coming in low to get a good deal?  That strategy isn’t working anymore.  When writing offers on an existing home for sale, if you’re not at full price, depending on the house, then don’t bother writing it up.

Unfortunately for buyers, this isn’t the time to get cute with your offering strategy.  That said, it’s cheaper to buy than it is to rent in the region right now even if you offer full price or slightly over full asking price.

What direction is this market going next?  It depends on so many variables that you just can’t know.  No one can.  If the government gets involved anything can happen and quite frequently does.

It’s a great time to buy in pretty much all areas of the region if you’re looking to invest your money in the Sacramento region or purchase a principal residence.

Average Sales Price In Roseville DECLINES In March

Roseville 95661 Zip Code Loses Value

While this may be an anomaly, the Roseville zip code of 95661 has lost 13% of it’s value over the last 6 months.  Scratch that, it’s not an anomaly.  A quick check of the other zip codes in Roseville reflect similar losses.

This is indeed an odd turn of events considering that pending sales are way up, inventory is coming down yet prices are still descending.  The only thing I can think of is that the sweet spot between homes for sale and demand have not yet intersected.  If that is true, then values will continue to decline until that point is reached.

Available Homes For Sale Declines

Over the last six months, the total amount of homes for sale has declined 34% while sales have increased 41.7%.  Pending sales have leveled out but you can see with these dynamics we should be seeing a stabilization of prices but clearly, that’s not happening.

Why do you think this is?  It doesn’t seem to make much sense.   It’s a great thing for buyers but for sellers, 65% to 70% of seller’s are banks, it’s not so good.

Those sitting on an underwater mortgage are getting further underwater and that isn’t a good thing at all.  An underwater mortgage, in our case, is a long term problem.

Who knows when the value will come back and restore equity to the region.  My sense is that this won’t be happening for many years to come.

Months Of Inventory Declines

To add even more confusion to the mix, the total months of inventory has declined as well.   In one month, we’ve gone from 5.1 months of inventory to 2.1 months of inventory.  “Inventory” is simply defined as the total number of homes for sale.

On the surface, this makes the value loss look so much more confusing but I’m thinking, as I said before, the “sweet spots” have yet to intersect.

It’s an interesting time in the Roseville real estate market!  You don’t often see this combination of factors at the same time.

What Makes A Great Hamburger?

Squeeze Inn In Roseville Comes Close!

squeeze3It’s sad that my family and I don’t try new places as much as we should.  We have a lot of very good restaurants in the area yet we stay with just a few…BORING!

Last night my wife, who does this occasionally, was craving a hamburger.  She had a coupon for the Squeeze Inn in Roseville so we thought we’d go check it out.

Yay! Somewhere new!

The Squeeze Inn is a very down to earth, t-shirt and jeans type of place.  We got there about 5 and there weren’t that many people there but as we ate, the place filled up nicely.

It is a very relaxed atmosphere, not at all uptight.  They have a few video games that are in a very small room separated from the dining area so the noise from the games don’t disturb anyone.

Lots of families coming in to have a burger.

The Burger

squeeze 1I don’t know what makes a good burger honestly.  I really like an occasional burger but I don’t consider myself a connoisseur but just like what I like.

I’ve never been able perfect the burger at home.  I get compliments but personally I’ve not got it down.

The burger at the Squeeze comes out looking like a flying saucer of sorts.  You have the burger and bun then a flat saucer like bit of cheese that has overlapped the meat and hangs out around the perimeter of the bun.

The meat fits perfectly on the bun which is not your average bun.  It’s a little more dense and slightly toasted.

I know I do like lots of veggies on my burger and they definitely aren’t lacking on veggies.  Lettuce, a little bit of tomato, two types of onions and small slices of pickle underneath the meat.

I didn’t know it before last night that I really like pickles on my burger.  I had a burger over the weekend at my son’s ball game and put pickles underneath.  They were the waterlogged version that you’d find on MacDonald’s burger but these were more like Claussen pickles…VERY good!

You can find good burgers all over the region.  The Squeeze Inn is local for us, easy to get to near the intersection of Douglas and Sunrise in Roseville and a good value.
