Average Sales Price In Roseville DECLINES In March
Roseville 95661 Zip Code Loses Value
While this may be an anomaly, the Roseville zip code of 95661 has lost 13% of it’s value over the last 6 months. Scratch that, it’s not an anomaly. A quick check of the other zip codes in Roseville reflect similar losses.
This is indeed an odd turn of events considering that pending sales are way up, inventory is coming down yet prices are still descending. The only thing I can think of is that the sweet spot between homes for sale and demand have not yet intersected. If that is true, then values will continue to decline until that point is reached.
Available Homes For Sale Declines
Over the last six months, the total amount of homes for sale has declined 34% while sales have increased 41.7%. Pending sales have leveled out but you can see with these dynamics we should be seeing a stabilization of prices but clearly, that’s not happening.
Why do you think this is? It doesn’t seem to make much sense. It’s a great thing for buyers but for sellers, 65% to 70% of seller’s are banks, it’s not so good.
Those sitting on an underwater mortgage are getting further underwater and that isn’t a good thing at all. An underwater mortgage, in our case, is a long term problem.
Who knows when the value will come back and restore equity to the region. My sense is that this won’t be happening for many years to come.
Months Of Inventory Declines
To add even more confusion to the mix, the total months of inventory has declined as well. In one month, we’ve gone from 5.1 months of inventory to 2.1 months of inventory. “Inventory” is simply defined as the total number of homes for sale.
On the surface, this makes the value loss look so much more confusing but I’m thinking, as I said before, the “sweet spots” have yet to intersect.
It’s an interesting time in the Roseville real estate market! You don’t often see this combination of factors at the same time.

Trouble in New Construction
The Time To Buy New Is Upon Us!
Having been to every new home community in the Rocklin/Roseville area, I get emails from every one of them with the deal of the week. They let me know they’ve got lots for sale, great deals on already completed but unsold homes or new releases coming up.
Over the last say 5 months, I haven’t heard much from the builders. It’s been all quiet on the email front.
Not anymore.
Over the last 2 weeks, I’ve been inundated with emails advertising specials from new home builders. Here are a couple hot deals I’ve received in the last few days:![]()
Centex – Carrington, Westpark, Roseville
2982 Square Foot Plan – 4 beds, 3 bath, 3 car tandem garage, large lot.
$10K for using Pulte Mortgage, $8K toward upgrades, $16K taken off the base price of a home that’s not yet constructed! This is unusual to offer a discount on a home that is not yet built. Generally, that is reserved for homes that have been built but not sold.
William Lyon Homes – Magnolia Lane, Madeira Master Planned Community, Elk Grove
William Lyon is opening a new community in the troubled Madeira master planned community. I worked in the Del Webb Community, Glenbrooke, for a year there and it was the only community selling at the time. Other builders had failed due to the falling market.
They are offering 4 plans, From 1,719 Sq. Ft. to 2,409 Sq. Ft., 3 / 5 bedrooms, 2 / 3 baths starting from $269,990.
Homes in Whitney Ranch are an even better value. Rocklin is an amazing community and the home prices in Whitney Ranch haven’t been this low in 10 years at least.
Tim Lewis – Brentwood Estates & Villas – Orangevale
Estates homes 1841 to 3340 square feet beginning in the mid $300’s. Villa’s homes 1331 to 1996 square feet from the mid $200’s.
Tim Lewis – Villemont – Roseville
Homes from 1331 to 1996 square feet from the mid $200’s.
Tim Lewis – The Shores – Sacramento
Homes from 2289 to 2447 square feet from the mid $200’s.
Tim Lewis homes are well built and the company has been one of the strongest remaining smaller builders in the Sacramento region.
The Best New Construction Home Deals Are Coming
We’re heading into the time of year when new homes begin to become a very good value. This is being compounded by the weak housing market and this year will be better than last year. With interest rate ridiculously low, there won’t be a better time to buy in the foreseeable future.

William Lyon Will Pay Your Moving Expenses!
New Homes at Whitney Ranch, Rocklin
I got an email today from the folks at William Lyon Homes in Whitney Ranch saying that for purchases before February 15th, 2010, they will pay your moving expenses up to 2% of the value of the home you purchase in their Whitney Ranch communities of Twin Oaks or Shady Lane.
They’ll get you out of the old one and into the new one on them!![]()
You must have a copy of the email sent out and I can probably arrange that for you if you decided to purchase in Whitney Ranch.
This is a great community with a very nice clubhouse including meeting rooms, a pool and other amenities for a very reasonable HOA of around $75 per month.

Why Buy New?
Centex is one of the best and largest builders in the nation. Their construction standards are quite high and when you purchase a Centex built home it is backed up by some of the best warranties in the new home building industry.
This is one of the primary reasons to buy a new home
For the first full year, the fit and finish of each home is covered. During the 1st year and for 9 years after that, all of the main structural elements of the home are covered. This isn’t the case with an existing home.
With an existing home, you’ll get, if you’re lucky, a 1 year home warranty that covers just the basics. Then after the 1st year, you’ll have to renew at something like $500 a year from then on.
No Competition
In our market right now, another reason to buy new is that there isn’t any competition for homes. When you compare what you’d pay for a “good deal” on a foreclosure including fix up costs, it doesn’t add up for the regular person looking to live in their new home to buy a foreclosure not to mention waiting on a short sale to go through.
In the long run, buying new, especially right now, will save you money. Right now is one of the best times of the year to buy a new home. Prices are at their lowest point of the year and the builders are willing to come down on prices to sell homes
Buying new is just easier, better construction, better warranties, no competition, easier mortgage process and the prices have come down on these too. Why wouldn’t you buy a new home?

I got a call from a potential buyer looking for a new construction home on a larger lot so I called around a couple of communities where I have relationships and found this quick move in special.

This is a very nice brand new home without the competition of the resales and the delays of short sales including all the warranties and awesome customer service that Shea Homes is famous for.
This home is currently priced at $450,000 but the sales associate said that they were taking offers as, with it completed, it’s costing more to carry it in their inventory. That said, it’s the only inventory home they have.

The Secret To Buying A Home In Sacramento
Multiple Offers Making It Tough On Buyers
With some buyers making 15 to 30 offers on existing homes throughout the region without getting one accepted, buyer frustration is at an all time high.
I’ve made offers for some of my clients $15,000 to $20,000 over list only to get beat out by either another offer or the listing agents client. ( call me if you have a question on this )
