Roseville Home Sales Roller Coaster!

The Trend? What Trend!

roseville-real-estate-roller-coasterThe Roseville real estate market of the first quarter of 2009 has been a little topsy turvy.  It’s not quite clear what direction the market is going as sales and average sales prices have been up and down in the first three months of this year.

I checked these numbers 3 times as I was in doubt as to whether or not they were accurate.  The Rocklin real estate market didn’t have the same result in the same time period so I naturally thought that I’d made a mistake but it doesn’t look like it.

The stats reflect that any comparable market analysis is only valid for the moment it’s done.  It’s like interest rates in a way.  Interest rates are changing every moment.  In Roseville, this is what’s happened with home prices in the first quarter of 2009.

UP January, down february, UP March

Sales of existing homes in the Roseville real estate market were up, down androseville_real_estate_sales_2009 up for the first three months of this year.  The graph shows a bit of a roller coaster ride through the quarter.  I felt that February was a little slower than normal but I didn’t think it was that slow.

In January, there were 104 homes sold in all zip codes, in February 78 homes sold and in March 126 homes were sold. Sounds like Magic Mountain!

With all the uncertainty out there, this doesn’t surprise me but what does is that it’s somewhat isolated in Roseville.  Rocklin showed more consistent results in the first quarter.

Average Sales Price Takes a Ride @ 6 Flags Over Roseville!

roseville_real_estate_average_sales_price_2009This is just as odd as the sales numbers.  While average sales prices is one indiator of value, especially in the short term, the numbers for any given area are usually somewhat consistent either up or down but an up and down pattern is odd.  Again this made me think that I totally goofed in my research but this is what came up consistently.

It will be interesting to see how the April numbers turn out.

Roseville Real Estate Sold Homes – 2/14 – 2/21

Another Slow Week for Home Sales

It feels like things have slowed down a bit in South Placer County this month.  Both Rocklin and Roseville have had a slow month.  In comparison though, no complaints as long as homes are selling.  Last year during the same week, 25 homes were sold whereas only 7 homes have sold this year.  While the economic climate is vastly different this year than last, I expected more sales based on how January’s results.

Only 7 homes sold in all zip codes of Roseville this week.  Here are the stats:

The average days on the market was 65.

The average adjusted listing price to sold price was 98.54%.  The average original list price to sold price is 95.54%.  (The original listing price is the same as the initial listing price.  The adjusted listing price is the initial listing price minus price changes to get the home sold.)

The average cost per square foot was $153.41 based on a average square footage of 1746.

The average sold price was $256,557.

This Week’s Sold Homes in Roseville Real Estate

It’s Been a Slow Week In South Placer County

Over the last week, both Rocklin and Roseville were a little sluggish in sales.  While it’s true that most home sales close in the last half of the month generally, February has started slowly for both cities.

Eight homes sold in all zip codes combined in Roseville over the last 7 days.  Here are the stats:

The average days on the market was 62 days, all zips combined.

The average price per square foot was $143.11 on a square footage of 1843.

The sold price was 98.74% of the listing price.  This is the “adjusted” list price and not the “original” list price.

The average sales price was $260,625 for a home that has just over 3 bedrooms, 2.5 bathrooms and is about 1843 square feet.

Roseville Real Estate Statistics – October 2008

Roseville Home Sales Down In October 30%

Roseville home sales took a significant dip in October vs. the August sales.  In August there were 196 sales, that includes all Roseville zip codes and in October only 137 homes sold, a drop of 30%.  That’s a rather significant drop in sales over a two month period even with the normal seasonal slowdown for this time of year.

Rocklin sales also dipped but it was less dramatic than Roseville.  It would be pure speculation on my part as to why this occurred but we’ll see how the rest of the year shapes up.  Foreclosures are artificially down for the moment and that could be a contributor.

Statistics: Homes Sales in Roseville Increase

48% Increase in Sales 2007 to 2008

The encouraging news with all of the negative things going on in the economy is that homes are selling.  The activity has been increasing all year in the South Placer county area with increases across the board with few exceptions.

As the graph shows, from September 2007 to September 2008, sales increased 48% with 156 homes selling in 08 vs. 80 sales in 07 combined in all zip codes of Roseville.  A majority of that activity is short sale and foreclosure based but and increase is an increase.  This is helping the reduction in inventory that we’re seeing across the region.

Median Sales Prices in Roseville Real Estate

The increase in sales is directly proportional to the decrease in values in the area although Roseville and other South Placer county price declines have not been as dramatic as other areas of the region.  Roseville is one of the best cities in the region with lots of parks, a great school system and it’s own electric company that helps to keep energy costs down for residents.

Median sales price year over year has decreased a little over 18% from September 2007 numbers. Acceptable, all in all, considering what’s going on out there.

Current Days On Market in Roseville Real Estate

It’s taking less time to sell a home in the region that it did a year ago.  The Roseville real estate market is no exception to this. Last year, the market seemed to be asking “ok, what the heck is going on here?”  Besides prices being unaffordable, no one knew quite what was looming on the horizon and only the extreme minority could even have been close to predicting what has occurred, especially over the last few weeks.

The average days it takes to get a home sold has improved by 56% over the last year.  In September 07, the average was 61 days vs. 39 days in September of 08.

Year to Date Sales in Roseville Real Estate

Sales this year have increased every month.  Again, regardless of the negative aspects of the market, movement is a good thing.  Backsliding or stagnant sales isn’t good for our economy.

With exception to the seasonal slowdown in September, the Roseville real estate market has increased every month this year.

The Synopsis? It’s a Buyers Market in Roseville Real Estate
