Stanford Ranch, Rocklin Home Sales Report
All Sales from 10/1 to 10/15
In comparison to other months over the same time period, October has been a solid month of home sales in the Stanford Ranch community in Rocklin.
Our community has been hard hit with value declines, it’s good to see sales continuing.
13 homes have sold/closed with a median sales price of $285,000 from 10/1 to 10/15.
The average home sold in this time frame is 2318 square feet, priced at $148.11 square feet, 3 bedroom with 2.5 baths. The average selling price on this home is $337,942 and sold in 55 days.

Roseville Home Sales Report
Sales Steady Amid Price Declines
Values all over the south Placer County area have come down dramatically from the highs of 2005 but even since last year the declines in the median home prices have been in the double digits.

The up and down nature of home sales throughout Placer County this year has been a story in itself.
Since May in 95661, sales have steadily increased with exception to August, a month when most families are gearing up for school or on vacation.
The median home sales price has declined 18.78% September 2008 vs. September 2009 in 95661. The median home sales price for September 2009 was $268,000.
In September of 2008, the median sales price was $330,000 while this September the median sales price has declined to $268,000. That seems like a very large decrease in values year over year. Would someone please stick a thumb in the dyke!?

Sales Are Up, Average Sales Prices Are Down
This is the hardest report for me to do. I live in Rocklin and to continually see the values dropping is depressing. I guess that’s what we’re stuck with for the short term.
With an apparent absence of move up buyers due to the seller’s in the lower price ranges being banks, it doesn’t appear that values in above $275K price range will be appreciating soon.
I hope I’m wrong about that.
Rocklin 95677 Home Sales and Prices 
A good time was had by all in both zip codes of Rocklin in September.
Sales were up in both zips which is nice to see. I hope it continues.
There were 27 sales in 95677 last month, up from 21 in August and 17 in July. September was the best sales month of 2009 so far.
The average home sold is a 4 bedroom, 2.5 baths, 2153 square feet and sold in 65 days.

The best way to figure out what the average is to use the the last 90 days of sales as a basis to estimate an average sales price for the average sold home.
The average sales price for September was up over August by 17% but down from July by 5.59%.
As the graph shows, sales prices have varied greatly all year. There is almost a pattern to the inconsistency.
Currently, there are 68 homes on the market in 95677. The average home for sale is a 4 bedroom, 2.5 bath, 2309 square feet and is priced at $379,747. The average days on market for this home is 123 days.

Rocklin 95765 Home Sales & Prices
95765 also had a great month of sales.
45 homes sold in September versus 34 homes in both July and August.
The average home sold in September was a 4 bedroom, 3 bath, 2337 square feet and sold in 76 days average.
As of today, there were 111 homes on the market for sale. This includes regular real estate, bank owned and short sale listings. The average list price is $475,536 and has been on the market 122 days.![]()
This year, the average sales price has taken a beating in 95765. The average sales price for the average sale in 95765 this year is $346,411 versus an average sales price of $401,471 in 2008.
This represents at 13.7% drop in the average sales price over the last year for a home of virtually the same characteristics.
Not good news.
I spoke to one of my favorite title representatives today, Honey Winter of Placer Title Company who was upbeat about the future stating that she has seen some price increases and steady activity.
I believe that too. No one knows what the future holds and few, with exception to Honey, knew this was going to get as bad as it got.

Sacramento Homes for Sale
Sales Down, Sales Prices Up
Average home sales prices have gone up every month consistently since May in Sacramento while home sales have continued to dwindle. Concurrently, the inventory of homes for sale has steadily decreased in Sacramento since the
beginning of the year.
The appreciation may be short lived depending on when and if the banks release the homes that have been foreclosed on to the open market.
The total number of foreclosed homes not on the market could be as high as 30% of homes owned by the banks in the Sacramento real estate market.
Average Sales Price Increases
The average sales price in Sacramento climbed 1.75% since August and 3.5% since May for all zip codes of Sacramento. There are some areas that have appreciated a little faster than others due to the values being lower in these areas than
others.
The first time home buyer tax credit is accounts for the competitive sales environment we’re experiencing. It expires November 31st and at present, there is no definitive sign that it will be extended.
Right now, first time home buyers are scrambling to get into escrow.
Most every home for sale has multiple offers and all offers must represent the buyers highest and best terms and price in order to be considered. The only offers getting a counter offer are those selected to be the highest and best offer.
Don’t Buy Because of the Tax Credit
At this point, if you’re not already in escrow, it might be a good decision not to try and purchase to close prior to November 30th.
The tax money, while attractive, will be long gone in the short term and you’re going to live in your home, hopefully, for the long term.
Hurrying to buy a home could cause you to pay too much for something very important and make a poor decision in the process.
Think about the opportunities that will exist after the tax credit expires. Hopefully there will be a little less competition as the holidays are upon us and most folks will be preoccupied.

Sales Remain Steady
So far in 2009, sales of home in the Rocklin zip code of 95765 have remained relatively consistent.

95677 – Steady Sales Continue
The story this year for the Rocklin zip 95677 has been consistency. Month to month, homes sales have varied slightly from a low of 14 in February to a high of 26 in June.
The average number of homes sold per month is just about 19. Not burning up any records but consistency speaks for itself.
The average home sold in August for 95677 is a 4 bedrooms, 2.5 baths, 1961 square feet and sold for an average price of $269,686 in roughly 110 days.

Homes Sales Report – Sacramento – August 2009
Pace of Home Sales Slows
The number of existing home sales in Sacramento declined in August to it’s lowest level of the year. This is due to dramatic reductions in the number of homes available for sale and the time of year.
New home builders throughout the region, for instance, have been hammering out emails with quick move-in specials and increased commissions for agents to sell their homes since mid-July as sales are typically slow during this time of year.
Vacation months can be slow for home sales.

I wouldn’t be surprised to see and increase in volume by the end of September. That said, without a significant increase in homes to sell, we may not see an increase.
The second slowest month of sales was February with 956, January with 962. The rest of the year, sales numbers have exceeded 1000 homes sold per month in Sacramento.
