13 Homes Close Last Week
Sales activity in Lincoln was respectable last week. 13 sales in the city overall is a good week. Anything that keeps homes selling is a plus. That said, the averages for the currently available homes for sale were a bit shocking.
There are a lot of overpriced homes on the market in all of South Placer County. With all of the appraisal issues that we now have in the industry, it almost seems ridiculous to overprice a home. That said, it has always seemed that way to me regardless of the market conditions.
Here are the averages for the homes that sold last week:
Beds & Baths – 3 / 2
Square Feet – 2055
List Price – $357,461
Sold Price – $348,418
Days on the Market – 86

Homes Sales Report – Lincoln Crossing, Lincoln 5/27 to 6/3

Home sales in Lincoln Crossing this week have been brisk. That’s good to see. This community has been hit very hard during the downturn.
5 homes closed escrow this week in Lincoln Crossing with an average square footage of 2261 and an average sales price of $253,700. The average days on the market was 48.
As of this writing, there are 31 homes for sale and 36 pending sales in this community.

Lincoln Crossing Sales Report – 5/07 to 5/28

Lincoln Crossing is in a great location. Located very near Hwy 65 on the very southern border of the City of Lincoln, it’s close to everything in the Rocklin and Roseville area. Over the last couple of years, “big box” stores and restaurants have moved in close to the development to make living there much more convenient.
In addition to the convenient location, property values here have really gone down since the beginning of the downturn and there are many, many great opportunities to get a near new home for a very good price. Associated with the development is Club Lincoln which is a recreation facility for the exclusive use of the people who own in the development.
The builders in this community are Pulte Homes, Centex, Taylor Morrison, D.R. Horton, JTS Homes, US Homes, Lennar, KB Homes, Renaissance Homes and John Laing Homes. All very reputable builders of fine homes nationwide.

Homes for Sale – Del Webb Sun City, Lincoln Hills

Del Webb communities, where ever they are, are very unique. They provide an active lifestyle known worldwide. I worked for Pulte Homes, Inc. who purchased the Del Webb brand at a community called Glenbrooke in Elk Grove. It was an amazing place to work.
