QUICK STATS – Rocklin 95765 Median Sales Price Stable

4th Quarter ‘09, 1st Quarter ‘10 Match

The median home price in Rocklin’s 95765 zip code has taken a thrashing as all areas of the Sacramento regional real estate market have.  

While on the surface an “apparent” stabilizing of the median home prices in any area seems to be a good  thing, there are many who don’t think we’re even close to being out of the woods yet.

One of them is Dean Baker, co-director of the Center of Economic and Policy Research, who was one of the only “pundits” to accurately assess that the housing market was headed down the wrong path and predicted our current downturn to the extent that it has occurred.  Click here for his assessment.

Party Pooper?

There are a lot of factors out there that could spoil our party just as it seems like, finally, we are headed down the road to housing recovery.

That said, one thing is certain.  Foreclosures are being canceled by the banks at the highest rate since the housing downturn started, short sales will dominate our “distress” market for the next few years and the banks are easier than ever to work with to get them closed.

This is a good sign and hopefully one that indicates we’re headed back to a normal market (whatever that means as I’ve never seen one) sooner than later.
