Sales Steady Amid Price Declines

Values all over the south Placer County area have come down dramatically from the highs of 2005 but even since last year the declines in the median home prices have been in the double digits.

The up and down nature of home sales throughout Placer County this year has been a story in itself.

Since May in 95661, sales have steadily increased with exception to August, a month when most families are gearing up for school or on vacation.

The median home sales price has declined 18.78% September 2008 vs. September 2009 in 95661. The median home sales price for September 2009 was $268,000.

In September of 2008, the median sales price was $330,000 while this September the median sales price has declined to $268,000.  That seems like a very large decrease in values year over year.  Would someone please stick a thumb in the dyke!?

Talk about up and down home sales, get a look at this graph.  The market 2009_home_sales_-_roseville_95678 in this zip of Roseville clearly has a manic/depressive appearance.

To be honest, I have no idea what to attribute the month to month increases and decreases in sales.

In months where you’d expect activity, there wasn’t as much and other months, like March, where you’d expect to have fewer sales there were many.

The median home sales price has declined 17.14% September 2008 vs. September 2009 in 95678.  The median home sales price for September 2009 was $217,500.

2009_home_sales_-_roseville_95747 This is a larger area than the other zip codes of Roseville mainly due to the city annexing areas to the west of Sun City Roseville into the city limits some years ago and developing Fiddyment Farms and Westpark.

The sales numbers include some but not all of the sales in this zip code due to the builders not listing every home they sell in the MLS.

For all of 2009, there have been 657 sales in 95747 which is over double the amount of sales of 95678 and over triple the sales in 95661.

This is representative of what you’d expect to see in any given zip code, depending on the market.  Slower sales at the beginning of the year building into steady sales as the buying season progresses.

I guess this tells us where the main sales activity within the city limits is happening.

The median home sales price in 95747 has been the least impacted of the 3 Roseville zip codes with a median home sales price decline of 14.29% for September 2009 vs. September 2008.  The median home sales price for September 2009 was $299,995.

What a difference a change in the market makes.  Here is a table of 2005 vs. 2009 median sales prices:

I had to run the 95661 number for September 2009 just to make sure I saw that correctly.  Wow!  It’s amazing the differences in the sales prices here.
