Lennar Offering Quick Close Specials!
6/17 – UPDATE: In the last 24 hours, I’ve gotten emails from several builders in the Rocklin and Roseville area offering quick move in specials and higher commission rates for resale agents bringing in buyers!
THE BUILDERS WILL MORE THAN LIKELY NEGOTIATE A LOWER PRICE TO GET A HOME SOLD. IT’S A GREAT TIME TO GET A GOOD DEAL ON A NEW HOME!

Lennar, one of the premium home builders in the nation, sent me a couple quick close homes that they are offering at a reduced price. These homes are loaded with amenities and are very well built. Not to mention the sales associates are some of the best in the business BUT you don’t want to go to a new home community without being represented by a Realtor WITH experience in new homes. (that would be me!) Scroll down to the bottom of this post for more about that.

This is one of my favorite communities in Westpark. The consultants in Lennar at Westpark are very professional and have been more than willing to work with the buyers I’ve brought by. I’ve been very fortunate to develop relationships with both Sherry and Dan; they have been great to work with.

Lennar builds a great production home at a fair price. Their construction standards are some of the highest in the industry and you can’t go wrong considering the warranties that come with every Lennar home. Because they are a large, publicly held national builder, you have the confidence in knowing that they are in this for the long haul and won’t be gone tomorrow regardless of the economy.
Don’t Buy A New Home Without Representation!
A few things to consider:
1) The sales consultants DO NOT represent you when you buy a home from the builder. They represent the seller EXCLUSIVELY. They have no fiduciary responsibility to you.
2) The state incentive for new homes is gone (for now). The state has quit accepting applications for the $10K incentive that they were previously offering.
3) It’s July. This is typically a slow month in new home sales.
What’s that mean?? A better deal for you!

Hi Robert, first, I’d like to say that you’ve got a great web/blog site. Very resourceful and helpful.
It looks like that you are very familiar with the new home builders at Roseville & Rocklin. To the best of my knowledge (I may be wrong though
), to buy a new house from the builder, one submits an written offer first (to the sales rep) which will be submitted to the higher management at the builder for approval. Once it’s approved, a purchase agreement/contract will be written for the buyer to sign and the so-called earnest money will be collected at that time.
Do you know if one can write multiple offers to houses from different builders, without submitting deposit checks to the builders?
For instance, I like one home by Lennar at Westpark, one home by Taylor Morrison, and one home by William Lyon at Whitney Ranch. All have the similar floor plan and pricing. To save the trips and time, could we submit offers to them at the same day? without submitting deposit checks.

Hi Angela,
When writing an offer on a new home, you work with the consultant and their contracts once I’ve negotiated some terms and price for you. There is a specific method of doing it that is less formal as the consultant has to bounce that off of their general sales manager for approval. They will try to play hardball with you or me but I’ve been very successful at getting a better price than what they quote the buyer AND incentives if the buyer is utilizing the builders lender which I recommend in most cases. The submission to upper management from the consultant is usually just a phone call. For the best results, a deposit is required. They won’t make the call without one.
You can offer to multiple builders but a check will be required for your offer to be negotiated. That said, the check isn’t cashed until an agreement is reached and escrow is opened. While builders have different policies regarding deposits, when I worked in new homes with Pulte Homes, that’s how we handled it. The check holds the lot while we’re negotiating for the best price and terms.
Every offer for real property in the State must be accompanied by an earnest money deposit check to be considered.
