Nice Week of Home Sales in Stanford Ranch

5 homes closed last week in Stanford Ranch, Rocklin.  This is a nice week for a market where homes aren’t moving very quickly.  Part of it is that the market is over priced and the other part is that mortgages aren’t easy to get in this price range.  That said, there are buyers closing homes in this area as we’ve seen.

Currently, there are 76 homes actively for sale and 22 homes in sale pending. Of the 76 homes on the market in this area, 58 are regular real estate or bank owned homes and 18 are short sales.

List Price: $514,486 (the average sold price $155,086 higher although this house is slightly larger than those that have sold)

There were 5 homes that closed escrow last week.  It’s important to note that the days on market here are not excessive at all and point to that if home is properly priced, it will sell relatively quickly.
