New Homes Report – Rocklin & Roseville New Homes

Good News In New Construction

good-news-new-homes-roseville Yesterday afternoon, I went out to preview some new homes in Fiddyment Farms, Westpark and Crocker Ranch in Roseville and Whitney Ranch in Rocklin.  I was preparing for a buyer who has an interest out there so I visited 11 communities in these areas.

To the community, I heard great things about the new housing market.  The tax incentives that have been offered both by the State of California and the federal government have helped the new housing market locally in a big way.  It’s the first time in a couple of years that I’ve heard encouraging news from sales consultants in new home communities. That said, they are instructed to put on the best “face” possible.  It enhances their negotiating position making you think they don’t need the sale.  It’s part of the new home game.

It’s important to understand that these associates have been very well trained to ask questions that will encourage you to say “yes”.  They are very sharp, especially those who have made it this far in this market.  Don’t go unrepresented!

None of the communities I visited had a large amount of standing inventory.  That’s been the case in the Sacramento region now for the last year and a half.

Whitney Ranch, Rocklin

Whitney Ranch, like all new home communities, has struggled.  They are further along than Westpark and Fiddyment Farms in Roseville and have less of a selection to choose from.

William Lyon Homes has a few lots left in Shady Lane that back up to open space and are nicely appointed.  They are in the mid $300K price new-homes-whitney-ranch-rocklin range.  All over 2000 square feet, 3 and 4 bedroom homes.

William Lyon Homes Twin Oaks has more available due to their price point being higher than Shady Lane and larger sized homes.  Right now, they are into August and September build out with some ready in mid October.  They range in price from the low $400K and up.

Shea Homes was closed when I went by so I don’t have any information on that.  The Centex development there seemed closed as well.

Standard Pacific Homes, Lariat Ridge, has just a few lots left and they are putting their models up for sale August 1.

Mello Roos is $170 and HOA is $84 in Whitney Ranch.

Crocker Ranch, Roseville

I stopped by JMC Homes in Crocker Ranch.  I visited two communities there, Meadowood and Longmeadow.  Longmeadow has models all below 2000 square feet whereas Meadowood’s models are 1756 square feet to 2866 square feet.  The associate at Longmeadow said that sales had been very brisk and that they had increased prices a little to adjust.  Increased prices?  In this market?

Longmeadow’s models range from the mid $200K’s to the low $300K’s.  JMC builds a nice home and at this price, especially with the incentives currently being offered, these homes will sell fast.

Fiddyment Farms

The Orchards,Taylor Morrison has a nice product.  Right now, they have one of their larger homes ready for an immediate move in with $20K in move in incentives but the associate said she could double that with a well qualified buyer.  It’s the Pistachio, lot 21, 3446 square feet, taylor-morrison-fiddyment-farms two story, 5 beds, 4 baths.  No HOA and Mello Roos is $168 a month.

That is a great deal if it’s got a $40K incentive.  Combine that with tax incentives and you’ve got a large home in a great community for much less than market.

Bella Terra at Fiddyment Farms, the KB community, also had the same story as JMC Meadowood.  Small price increases, very little standing inventory, 90 to 100 day build.  Models range from 1272 square feet to 2586 square feet base price ranging from $260,900 to $314,900.  Mello Roos at $180 with no HOA dues.

Westpark, Roseville

pulte-homes-westpark-roseville Pulte Homes, Centex and Lennar make up the builders in Westpark.

The Pulte Home communities are:

Elizabeth Park – 1 July move in and one August move in both in the high $200K to low $300K

Katie’s Gate – 2 July move in’s available priced in the mid $300K.

Amberley Place – 1 July move in priced at in the low $400’s, everything else is out to November.centex-westpark-roseville

The Club, a Del Webb Active Adult Community – 2 July move in’s priced in the low to mid $300’s, everything else is fall or later.

All of the communities had one or two quick move in deals but that was the extent of it.  All builders in our region have adjusted to the sales pace and most build upon sale.  With the market in new homes picking up, they are beginning to build a few homes to have inventory to sell but not many homes are started prior to sale.

Centex homes Carrington and Monument communities didn’t have much available.  The sales consultant is an old friend who told me that they  could have one deal that is falling apart in the next day or so but other than that, they had no standing inventory.

Meadowgate at Westpark by Centex also had no available inventory with all homes currently under construction to be available in January.  Those lots will be released this weekend.

lennar-homes-westpark-roseville Lennar, on the other hand, had quite a few homes available in the next 30 to 90 days ranging from the high $300’s to the mid $400’s in their three communities: Ironcrest, Laureate and Walkabout.  There are 7 homes available to be completed in the next 90 days.

Builder Incentives

Every builder has a lender incentive available.  It varies a little from community to community but generally anywhere from a $10K to $20K incentive normal, more on a home that is a quick move in or standing inventory.

I’ve always recommended going with the builders lender.  They know the business, keep everything in house and they provide incentives that would otherwise not be available if you used an outside lender.  Unless your mother is your lender, there’s no reason not to go with the builders lender regardless of the builder.

Features

All of the builders in the Westpark community have similar features.  Solar is common, Lennar has a very nice solar home.  All have up to date energy efficiency features that are comparable to each other.  Fact is, you can’t go wrong with any of the builders in Westpark.  It will all boil down to who can offer you the best price, the best incentives.  I can help you there.

With experience in new homes and knowing most of the associates in the the community, I can help you to negotiate the best price on the home of your choice.  Although sales are better than they were, they will still make deals.  The only place we may have a problem getting a better price is JMC at Crocker Ranch and KB at Fiddyment Farms but their prices are already so good that it won’t matter much.

    There are no HOA dues at Centex in Westpark, Roseville but they have, like most new home communities, Mello Roos taxes. Please let me know if you have further questions!
