13 Homes Close Last Week

lincoln-crossing-real-estate-for-sale Sales activity in Lincoln was respectable last week.  13 sales in the city overall is a good week.  Anything that keeps homes selling is a plus.  That said, the averages for the currently available homes for sale were a bit shocking.

There are a lot of overpriced homes on the market in all of South Placer County.  With all of the appraisal issues that we now have in the industry, it almost seems ridiculous to overprice a home.  That said, it has always seemed that way to me regardless of the market conditions.

Here are the averages for the homes that sold last week:

Beds & Baths – 3 / 2

Square Feet – 2055

List Price – $357,461

Sold Price – $348,418

Days on the Market – 86

Homes for Sale in Lincoln

Currently, there are 312 homes available for sale in the city of Lincoln.  The average home for sale is:

Beds & Baths: 3 / 2.5

Square Feet: 2499

Days on the Market: 142

Average List Price: $486,607

While the average home for sale is slightly larger than the average sold home last week, there is a large disparity in pricing averages.  Right now, adjusted for square footage, the homes on the market in Lincoln should be priced an average of $64,000 lower to produce a sale in the average days on market for homes sold.  Interesting numbers.

It never fails to amaze me how much Del Webb communities retain their values.  Anywhere else in the region, a two bedroom home sells for much, much lower.  Del Webb communities are not only a great place to live but also a very good value.
