Home Sales Report – Stanford Ranch – 6/22 to 6/26
Nice Week of Home Sales in Stanford Ranch
5 homes closed last week in Stanford Ranch, Rocklin. This is a nice week for a market where homes aren’t moving very quickly. Part of it is that the market is over priced and the other part is that mortgages aren’t easy to get in this price range. That said, there are buyers closing homes in this area as we’ve seen.
Currently, there are 76 homes actively for sale and 22 homes in sale pending. Of the 76 homes on the market in this area, 58 are regular real estate or bank owned homes and 18 are short sales.

Home Sales Report – Sun City Roseville – 6/22 to 6/26
Just one home closed last week in Sun City Roseville. I’ve been hearing and seeing the market is stabilizing but we will see what happens. I don’t feel that our market is out of the woods yet despite the good news going around that we are appreciating in resale and that new homes have increased their prices a little.
The homes for sale, in pending sale and homes sold are just about the same at Sun City Roseville with exception to the price. This is very good information in negotiating sales in this great community.

I’ve created a interactive Google map with all of the open houses scheduled in the MLS for this Sunday. If there is a house you’d like to see, getting directions is EASY!
The schedule in the MLS sometimes doesn’t get posted until the last minute, ie. on Friday mid day or sometimes early Saturday. Check back for updates. Not all open houses are scheduled in the MLS. Head out and keep looking!
It happens that the agents scheduled to hold any given home open have to cancel at the last minute for whatever reason. New Homes Report – Rocklin & Roseville New Homes
Good News In New Construction
Yesterday afternoon, I went out to preview some new homes in Fiddyment Farms, Westpark and Crocker Ranch in Roseville and Whitney Ranch in Rocklin. I was preparing for a buyer who has an interest out there so I visited 11 communities in these areas.
To the community, I heard great things about the new housing market. The tax incentives that have been offered both by the State of California and the federal government have helped the new housing market locally in a big way. It’s the first time in a couple of years that I’ve heard encouraging news from sales consultants in new home communities. That said, they are instructed to put on the best “face” possible. It enhances their negotiating position making you think they don’t need the sale. It’s part of the new home game.
It’s important to understand that these associates have been very well trained to ask questions that will encourage you to say “yes”. They are very sharp, especially those who have made it this far in this market. Don’t go unrepresented!
None of the communities I visited had a large amount of standing inventory. That’s been the case in the Sacramento region now for the last year and a half.

Rates Change Little This Week
Mixed economic data kept interest rates stable this week. Not much change from last week. The average for a 30 year fixed rate mortgage
this week is 5.42% up from 5.38% last week. Although this is uptick, it’s still considered flat or stable movement.
Comments from Frank Nothaft, Freddie Mac VP & Chief Economist…
1) Mixed economic reports have held rates flat.
2) Existing home sales rose for the second consecutive month in May by 2.4%
3) The median sales price was 16.8% lower than the same time last year (there’s a shock!) 3.4% lower than in May of this year. (nationwide average) Sacramento median home price was down only 1.2% in May while California as a whole increased slightly.
4) The inventory of unsold homes has decreased 15.3% below levels of May 2008.

Sales Pick Up In Stanford Ranch
There were 9 sales in Stanford Ranch last week, much better than in weeks past. I would normally say that this a great week for the small
area but the average days on the market were astronomical. This always point to pricing. If homes are priced correctly, they sell in a reasonable amount of time. Of course, pricing all depends on the situation at hand and the goals of the seller. One of the homes in this report took 865 days to sell! Wow!
As of this writing there are 78 homes actively for sale in both active ( bank owned/REO or regular real estate) and short sale status. There are 20 homes in sale pending.

Scary Things Found In Foreclosures
I Thought I Was Going To Pee My Pants!
Going into foreclosed properties is always a little unsettling. You know that someone used to live there and that they lost their home for whatever reason. When I first began representing buyers purchasing foreclosures, it was upsetting. I’ve gotten used to it but today, although I was prepared for it, I got quite a scare.
Single family homes tend to be ok. You let yourself in, hold your nose and go look. Easy!
Multi family homes, duplexes and larger, are a little dicey. You just never know what you’re going to find. Especially in south Sacramento.
