Is the Sacramento Real Estate Market at THE Bottom?

Finally!

The Wall Street Journal came out with an article titled “Housing Picture Brightens in California” on May 29th suggesting that the California real estate market may have hit bottom.

I created a video to address my thoughts on this article and how it effects the Sacramento real estate market.

8 Must See Open Houses This Weekend!

I’ve gone through the MLS and found 8 homes that have the potential for an even better deal than they are currently priced and are open this weekend.  I tried to pick homes in most of the zip codes of both cities in varying price ranges so there is something for everyone.  Also, I tried to pick out homes with good locations close to schools and shopping for convenience.  Being in Rocklin and Roseville, you’re close to everything anyway so that was fairly easy.

There are 52 total open houses out there this weekend and the weather person says that it going to be NICE out.  If you’d like a complete list of all open homes, please email or call me.  I’ll be happy to email you over a complete list.

My First Gardenia of the Year

It’s That Time of Year

firstgardeniaAhhh, a post about nothing in particular.  Sometimes I need to do that.

I love gardenias.  I wore one on my wedding day although they can fade pretty fast especially in heat.  I love the smell of them, it’s kind of intoxicating. My wife thinks they are a little too fragrant.  I can’t argue with that.  That’s what I like about them.

Flowers that don’t have a scent just don’t do it for me.

I always look forward to the first blooms of the year, feed them the “flowering food” in hopes that they will come out a little earlier but it always seems to be right around this time.

My mother in law has one in her backyard that seems to always have flowers on it but they are much smaller.  I think although I’ve never researched it, that there are several varieties of them as the plant looks a little different than mine.

A the time of this post, there were 189 active or active short sale listings in both zip codes of Rocklin.  The average listing price of these homes was $472,528.  The average total days on the market was 119.

If You Don’t Buy Soon, In 5 Years You’ll Wish You Had

Rates Are LOW and Values May Not Get Much Lower!

interest-rates-sacramento-real-estateFreddie Mac reported today that mortgage rates have edged up this week from last week’s reported 4.82%  to 4.91% this week..WOW..what an increase! Last year at this time the average mortgage rate was 6.08%.

Rates are still so low that it’s hard to imagine a time when they were 15% to 18% but that’s what they were just a scant 20 years ago.  Can they go back up to those levels?  That’s a great question that no one has an answer to.  That said, I’ve heard rumors that the mortgage rates can’t stay low like this forever and will go back up in the short term.  I heard that from a mortgage broker..now there’s a surprise! (you’ve probably heard the same rumor!)

Lincoln Crossing Sales Report – 5/07 to 5/28

lincoln-crossing-real-estate-for-sale Lincoln Crossing is in a great location.  Located very near Hwy 65 on the very southern border of the City of Lincoln, it’s close to everything in the Rocklin and Roseville area.  Over the last couple of years, “big box” stores and restaurants have moved in close to the development to make living there much more convenient.

In addition to the convenient location, property values here have really gone down since the beginning of the downturn and there are many, many great opportunities to get a near new home for a very good price.  Associated with the development is Club Lincoln which is a recreation facility for the exclusive use of the people who own in the development.

The builders in this community are Pulte Homes, Centex, Taylor Morrison, D.R. Horton, JTS Homes, US Homes, Lennar, KB Homes, Renaissance Homes and John Laing Homes.  All very reputable builders of fine homes nationwide.

Days on the market: 29

Roseville Home Sales Report – 5/19 to 5/26

Brisk Week in Roseville Real Estate

While Rocklin had a dismal week for closed home sales, Roseville had a much better week.  Roseville out performed Rocklin in almost every respect this week both in average sales price and units sold.  While Roseville is a much larger city than Rocklin, it surprises me that the sales were that much different.

15 homes sold this week in Roseville.  Here is what the average home sold looked like in Roseville this week:

Beds & baths: 3 / 2.5

Square feet: 2029

Initial list price: $300,569

Sold price: $290,167

Listing price to sales price percentage: 96.4%

Days on the market: 66 (4 homes significantly impacted this number with much higher than normal days on the market due to over pricing.  Take out these three homes and the average days on the market is 36)
