I got an email today from Jennifer Hilton, one of the sales consultants with Standard Pacific at the Monet development in Roseville.  They have a featured home that I thought looked like a good deal and I thought I’d pass it along.

They have a couple of financing options to chose from.  They look like this:

FHA Fixed Rate – 4.50% PITI, HOA & Mello Roos = $1,617.00 a month.
APR 5.159%

OR

FHA Fixed Rate – 4.50% with a 2-1 Buydown
1st year PITI, HOA & Mello Roos = $1359.00
2nd year = $1484.00
3rd year = $1617.00
APR 5.177%

Makes sense, right?  Yeah..no.
