Year Over Year Growth in Rocklin Home Sales
Considering the decline in values and the economic turmoil that our country finds itself in, the performance of real estate in Rocklin is nothing short of awesome.
With great schools and city leadership, Rocklin is the perfect place to live. Now if they only had their own electric company like Roseville, we’d really be in!
In October, Rockin home sales increased almost 37% over the same month in 2007. While it is a 17% decrease over September sales, it’s the time of year when sales tend to decrease as a result of the season. That said, it’s still strong performance all things considered
Median Sales Price in Rocklin Declines Year over Year
It won’t be long until we see these numbers reverse themselves and we begin to see appreciation again in our market. The thing to keep in mind is that the values in Rocklin, Roseville and surrounding communities haven’t come down as much as other communities closer to and in Sacramento. Some communities in south Sacramento have seen 40% – 60% decline in values from the height of the market. This is something Rocklin homeowners can be grateful for.
From October 2007 to 2008, the median sales price declined 18%, a significant decline but still better than some areas of our region.
Year to Date Home Sales in Rocklin
As the graph shows, there is a seasonal decline in sales in October. The year over year improvement from 2007 to 2008 is significant though and encouraging.
Foreclosures and short sales still dominate the market and will for some time. There isn’t much equity left in our market with all the value declines but it will return as it always does. South Placer county is still one of the best places to buy a home in the Sacramento region.
