Important Statistics You Need To Know
I was hunting around the MLS this morning pulling some useful statistics that should be important considerations in pricing a home to sell in Rocklin. After looking at the data, I was surprised by some things that I’ll elaborate on here. Hopefully, if you are considering selling a home in Rocklin, this will help you in the most important decision regarding the sale: What price you choose.
Bank Owned Homes (Foreclosures) vs. Short Sale Listings vs. Neither
There are significant differences between foreclosures, short sales and regular real estate transactions. “Regular” real estate transactions are defined as selling a home that has the equity to pay off the mortgage and selling costs. Short sales are where the home will not sell for enough to pay off the mortgage and foreclosures have been seized by the bank for default by the homeowner on the mortgage obligation.

This bank owned home just came up in Rocklin. 3 bedrooms, 2 bathrooms, over 1700 square feet in one of the best school districts in Placer County. This one is priced at $239,000. This is one of the lowest prices I’ve seen in West Rocklin this decade.
Concord Road, Rocklin
This neighborhood is in Stanford Ranch close to parks, schools, shopping and is very quiet away from noise and heavy traffic. Click on the link above to be taken to Mapquest and take a look at the location. It’s very nice. Shopping center and Starbucks right around the corner. My in-laws live very close to this street, I know it well.
“This One Won’t Last”
I know this falls into the same category as “but wait, there’s more!” but this is one of the best priced homes in West Rocklin. Because it’s a bank owned home, it needs some work to be perfect but the value is there. A quick check of comparable sales since September 1 brings the numbers in at approximately $254K low and $285K high for an average around $268K. That’s a difference of approximately $30K below where the market price for homes like this one sell. That’s a great deal in a great location.

The Potential Health Risks of Renovating Homes in Sacramento
Right now in Sacramento real estate, many people are buying foreclosed homes, renovating them and either moving in or renting them out. The renovation of some of these homes could pose potential health risks for property owners especially if the home was constructed prior to 1980 and not previously renovated.

Shea has just released new homes for sale at Shadow Creek, Fiddyment Farms in Roseville. Fiddyment Farms is the development just to the north of the Westpark community on Fiddyment Road.
Fiddyment Farm offers a variety of choices – parks, sports fields, dedicated open space, an extensive trail system, three on-site schools as well as ample commercial and civic spaces.
They are offering homes that range in size from just under 2500 sq. ft. to as large as 3062 sq. ft. in this new release. 5 new homes have been released according to the information I just received. These homes are priced from $352K to $410K. I’m sure better prices on these homes can be negotiated. Call me if you’re interested in negotiating the best deal possible on a new home.

A Family Tradition
In the late 80′s and early 90′s, I was a PGA golf professional at a little club in Salinas, California named Corral de Tierra Country Club. As I look back on my working life, it was probably the best job I’ve ever had. The membership was phenomenal, people from the agriculture business who were hard working and enjoyed life. The golf course, for my game at the time, was challenging, in great condition and I was able to play all I wanted. The Head Professional, Gerry, was tough to work for but as I look back on it now, he was a very positive influence on my life and I depended on him for advice years later. He’s a wonderful person. I believe he is still employed there in the same capacity today which, for the golf business, is simply unbelievable.
The pros they had in the past didn’t get along too well with the ladies club. Gerry was good with them but it seemed that I ended up with the Tuesday morning shift more often than the other guys. That was fine with me, the ladies club was odd at times but overall I loved the shift. I always made a big deal when any of them came in the shop and we had fun.
There was one lady in particular who took to me. Her name was Doris Davis and she had to be close to 80 years old when I worked there. She had a problem with one of the pros before me so she didn’t come into the pro shop much until the Tuesday morning shift was mine. Like a lot of the other ladies, every time she came in, I’d give her a big hello and a little hug, she loved it.
One year, I think it was 1988, we got to talking about Thanksgiving and I told her I always wanted to make pumpkin pie from scratch. Buy some pumpkins, boil them up and make pies. She lit up and said she had a great pumpkin pie recipe that would work and would I like it. I said that I would and she brought it in the next day. That was 20 years ago.

My wife and son took advantage of this last Sunday as I was showing property. They said it was a very popular event and a very good value.
The special runs until 12/21/2008, on Saturday and Sunday from 9 to 11am. Games are $1.50 per game and $1.50 shoe rental if you need them. The arcade is also 1/2 off as well.
Coach’s Restaurant also prepares a fresh brunch on Sunday mornings from 11 a.m. – 3 p.m. The scones are promoted as being very good.
I’ve been to Strikes many times as it’s right around the corner from my home. I’ve always enjoyed myself there. The food at Coach’s is pub style and they have big screens everywhere. Watching a game there is always fun. They have a good beer selection as well.
Stop in if you’re into bowling. It’s a clean, fun and safe.
